02 / Ways to work with us

A complete build.
Or the support you need.

The project is one part of the picture. The team you already have — and the role you want us to take — shapes how we work together.

For homeowners planning a build

Full open-book construction

We organise the agreed construction work, bringing the trades, programme and cost reporting together. You can see what the project actually costs and make informed decisions as it progresses.

A clear guide at the outset, not a fixed-price promise. Changes are discussed and agreed before the affected work proceeds.

Separate professional management fee

The management fee is an agreed fixed sum for the defined scope, with no OHP added to it. Client-direct items are identified separately.

For interior designers

Your design.
A construction partner.

You lead the design. We coordinate the construction around the agreed drawings, specifications and finish schedules, keeping practical questions and decisions with the right people.

Designer-led projects use either full open-book construction or a project-management-only appointment. This is a way of collaborating, not a third pricing model. We agree the delivery arrangement and responsibilities from the start.

Already have a builder or trades?

Your chosen team.
Our project management.

Keep the team you have appointed. We provide standalone project management under a separate agreed appointment, defining the scope, site visits, reporting and fixed professional fee.

There is no automatic 10% charge on your client-direct contractors. Progress visits are not continuous supervision or a guarantee of another contractor’s workmanship.
