Why I started Built Clear
The old way of pricing a build is broken.
I've spent my working life in construction. I've priced hundreds of jobs, run dozens of builds, and worked alongside every trade that walks onto a site.
I've also watched, over and over, the same story play out on other people's projects. A builder wins the job on a suspiciously tight fixed price. Six weeks in, the "extras" start. The relationship sours. Both sides feel cheated. The client ends up paying more than they were quoted, and the builder ends up making less than he needs to. Nobody wins.
That model is broken. It rewards the builder who quotes lowest and hopes for the best, not the one who prices honestly. It puts the client and the builder on opposite sides of the table before the foundations are even in.
I set up Built Clear to do it the other way around.
How Built Clear actually works
Open-book, from the first invoice to the last.
A fixed management fee
Agreed at the start. Covers me running the project — planning, procurement, site management, subcontractors, snagging, the lot. No matter how long the site work takes.
Every invoice at cost + 10%
Every merchant invoice, every subcontractor invoice, passed to you at cost with a fair 10% on top for our overheads and profit. No secret markups. No padded lines.

The result is a project where we're actually on the same side. If a supplier price drops, you save. If a spec changes, we cost it honestly. There's nothing for either of us to argue about, because there's nothing hidden.
Day-to-day
On site, not behind a desk.
I don't sit in an office. Most days I'm on site — walking the job, checking progress, chasing merchants, catching problems before they become expensive.
Every project runs through Buildertrend, which gives you a login into your own build. You can see the schedule, the daily logs, the photos, the documents, and the running budget any time you want to look. If something changes, you know before the day's out.
You'll have my mobile number and you'll get me on it. Not a project coordinator, not a receptionist — me. That's part of the deal.
Local, and staying that way
Based in Rossett. Working within an hour of home.
I live in Rossett, just over the Cheshire border into North Wales. I built the house I live in.
I work across Chester, Cheshire and North Wales — most of my sites are within a 30-minute drive. That's deliberate. It means I can be on any of them at short notice, and it means the merchants, subcontractors and building control officers I work with are people I've known for years.
I'm not scaling to a national operation. I'm not running fifteen jobs at once. Built Clear is deliberately kept lean so every client gets my attention, not a project manager's.
Outside of work I'm a family man — my partner, our young son, and two terriers keep me grounded. I play a lot of padel, cook a lot on the barbecue, and I'm planning the next family project — converting a barn we'll be moving into.
I mention all of that because it matters. The people I work for are usually building the home they'll raise their kids in, or renovating the one they're already raising them in. I understand what's at stake. It's not a job — it's your life happening around a building site. My job is to make sure the building site respects that.
