We can take a more active coordination role, planning the sequence, arranging agreed meetings and visits, coordinating deliveries and helping trades receive the information they need.

FEES WITHOUT THE GUESSWORK

A fixed management fee.
A clearly defined scope.

Your fee is quoted as a fixed sum for an agreed scope and programme. We explain what is included, the expected level of involvement and how additional services or an extended appointment would be agreed.

This is separate from full open-book construction. The proposal identifies who appoints and pays the builder or trades, any procurement we handle and any associated charges before work starts.

Clear boundaries are part of good management.

The appointment sets out site-visit frequency, communication and approval authority. Progress visits are not continuous supervision or a guarantee of another contractor’s workmanship. Specialist design, structural advice, testing, statutory inspections and formal certification are not included unless expressly identified and appropriately appointed.

We review what is already in place before recommending the level of involvement.

BEFORE WE START

Your questions.

Can we keep our existing builder?

Yes, subject to a workable arrangement between everyone involved. We review the existing scope and agree how reporting, decisions and instructions will be handled before accepting the appointment.

Can you manage trades we appoint directly?

Yes, where the scope and coordination arrangements are suitable. We first establish the work, sequence, required site presence and who is responsible for each appointment and payment.

Can you help if work has already started?

We can review the position and discuss whether an appointment would be useful. We need to understand completed work, outstanding scope, available records and any existing issues before recommending a way forward.

Will you be on site every day?

Only if that level of attendance is expressly included. The proposed visit frequency and support between visits are set out before you commit.

Is this the same as your full open-book service?

No. Full open-book construction coordinates the agreed delivery under our stated cost-plus and management-fee arrangement. Project management only is built around the builder or trades you already have and the specific support you need.
