We prepare a guide to the construction cost from the available plans and specification, helping identify allowances and details still to be resolved.
The guide is not a fixed-price promise. As the design develops, we explain the cost and programme implications before the client authorises the affected work.
For full open-book construction. The management fee is a fixed sum for the defined scope; client-direct purchases are identified separately.

Your preferred joiner, lighting specialist or kitchen supplier can be discussed as part of the delivery plan, with coordination arrangements agreed before work begins.
If your client already has a builder or established trades, a project-management-only appointment may be the better fit.

Working together.
Will Built Clear take over the design?
No. Our role is construction planning and coordination within the agreed appointment. We raise practical questions and proposed alternatives for the appropriate designer and client to consider.
Can you get involved before the design is complete?
Yes. Early involvement can help identify construction allowances, sequencing questions and information still needed. Initial figures are based on the information available, with unresolved items made clear.
Who approves changes?
We agree the approval process at the outset. Design decisions, spending approvals and instructions to trades are recorded and routed to the people authorised to make them.
Where do you work?
Our main focus is Chester, Cheshire and North Wales. We review the location, scope and required site involvement before agreeing an appointment.
