Costs, at cost
Every invoice from Tattenhall merchants and sub-contractors is passed straight to you, exactly as we pay it. No mark-up buried in materials, no mystery line items, nothing to negotiate over.
Builders in Tattenhall
Extensions, whole-house renovations and barn conversions across Tattenhall and the Chester belt on an open book. Every merchant invoice visible, a fixed management fee, a fair 10% on top — typically around 11% less than a padded fixed-price quote.
Clarity in Simplicity
Why we're different
Tattenhall and the surrounding Chester belt villages hold some of the strongest family-home stock in the county. Substantial period cottages on High Street, Georgian farmhouses in the surrounding lanes, and a heavy concentration of high-spec detached homes across Waverton, Christleton, Tarvin, Kelsall and Duddon. This is core Built Clear territory. The bulk of our enquiries from this corner of Cheshire are rear or wraparound extensions, kitchen-diner reworks and full ground-floor reconfigurations to properties owners have owned for years and now want to invest in properly.
Built Clear runs Tattenhall projects on an open book. We price your build from the plans, pass every invoice through at cost, add one fixed management fee agreed at the start, and a flat 10% on top for overheads and profit. Nothing hidden. Nothing padded. Every pound visible on Buildertrend, our construction-management platform, from the day we start on site.
On a typical Tattenhall project that comes out around 11% below a conventional fixed-price quote, delivered on a programme you agreed at the start. See our wider Cheshire builders hub for how the model plays out across the rest of the county, or our 2026 Cheshire cost guide for real per-square-metre rates.
The Open-Book Model
Every invoice from Tattenhall merchants and sub-contractors is passed straight to you, exactly as we pay it. No mark-up buried in materials, no mystery line items, nothing to negotiate over.
One agreed, fixed fee to run the whole project. Programmed, coordinated, delivered. Set at the start, doesn't move as the job progresses.
A simple ten percent on real costs covers overheads and profit. No 15% loading, no padded contingencies. Sustainable for us, fair for you.
The result: typically around 11% less than a conventional fixed-price Tattenhall estimate, and a build where everyone stays on the same side.
What we build
Rear extensions, side returns, wraparounds and orangeries. Tattenhall and the Chester belt villages lend themselves particularly well to open-plan rear extensions and garden-facing glazing. Priced from your drawings and managed transparently.
Full refurbishment. Rewires, replumbs, replasters, structural openings, new roofs, insulation upgrades. Bringing period and post-war Tattenhall stock up to a modern standard without losing its character.
The countryside around Duddon, Burwardsley, Harthill, Bickerton and the Sandstone Trail has some of the best conversion stock in Cheshire. Structural, thermal, off-grid services, joinery, finishes. The technically hardest jobs benefit most from open-book pricing.
One-off new builds on Tattenhall belt plots, project-managed from planning through to handover with a fully transparent cost report at every stage of the programme.
Adding usable space to Tattenhall family homes without adding footprint. Dormer lofts, hip-to-gables, integral garage conversions.
Full strip-out and refit, often as part of a wider ground-floor reconfiguration. You see the true cost of every unit, every appliance, every tile, every fitting — with any specialist trades passed through at cost.
Where we work
Alongside Tattenhall itself we cover Waverton, Christleton, Tarvin, Kelsall, Duddon, Burwardsley, Harthill, Bickerton, Hargrave, Broxton and the surrounding villages. From our base in Rossett we can usually be on a Tattenhall site within 25 minutes. See our full Cheshire coverage for the wider county, or our Chester builders page for the city proper.
Real words from real projects
What stood out to us when we were looking to appoint a builder was Built Clear's business model — very transparent invoicing with a clear project management fee on top — and also the openness and professionalism of Ben and his team. I've never encountered a team of contractors who are as professional, efficient and as genuinely nice as they are. The end result is absolutely mind blowing.

Common questions
Tattenhall belt projects sit at the higher end of the county spec range. Extensions and renovations typically run £2,050 to £2,950 per square metre, and one-off new builds £2,350 to £3,350 per square metre. Higher-spec kitchen-diner extensions and barn conversions land at the top. On open-book pricing you see the exact merchant and sub-contractor numbers rather than a single padded figure. See the 2026 Cheshire cost guide for detail by project type.
A single-storey rear extension typically takes 12 to 20 weeks on site. A two-storey side extension is 20 to 28 weeks. A whole-house renovation runs 6 to 12 months. A barn conversion is 10 to 18 months. The programme is agreed alongside the fixed management fee at the start.
Yes. Parts of Tattenhall village fall within the conservation area, and there are listed buildings scattered across Duddon, Burwardsley and Harthill. Open-book pricing suits conservation work particularly well because there's genuine uncertainty in the fabric, and clients deserve to see how that uncertainty resolves rather than pay a padded 'safe' price.
Not in the traditional sense. On projects over £80,000, a fixed-price quote has to include a risk premium. Open-book pricing hands the saving back to you: real costs at cost, a flat 10% on top, and a fixed management fee agreed at the start. If a job comes in below expectations, you keep the difference.
For a single-storey rear extension, usually yes. For whole-house renovations, first-floor works and anything involving the main kitchen or stairwell, it's often better to vacate for at least part of the programme. We'll be honest with you about what's realistic before the job starts.
