Barn conversions run £2,150 to £3,100 per square metre depending on the structural and off-grid-services scope. Listed-building work can add 20 to 40%. Yes — barn conversions are one of the technically hardest job types on our books and one of the areas where open-book pricing earns its keep most obviously. Structural repair, thermal upgrades, off-grid drainage and services, sensitive joinery. All of that gets priced transparently and you see the specialist invoices as they come in.
A single-storey rear extension typically takes 12 to 20 weeks on site. A two-storey side extension is 20 to 28 weeks. A whole-house renovation runs 6 to 12 months. A barn conversion is 12 to 18 months from foundations to handover, longer if the structural repair is heavy. The programme is agreed alongside the fixed management fee at the start.
